Copeland Creek Apartments, Rohnert Park, CA

The Reliant Group serves as co-General Partner of the low income housing tax credit partnership which purchased Copeland Creek Apartments in July 2006 with a combination of LIHTC equity and private activity bond financing.  The property, a 171 unit affordable senior community, has undergone a $3.5 million “green” focused renovation designed to increase the operating efficiency while simultaneously upgrading the property for the benefit of the residents.

Copeland Creek is the first solar powered senior community in the country.  The $775,000 solar system includes an 86 kilowatt photovoltaic system, solar water heaters supplemented by high efficiency tankless heaters for domestic hot water, and solar pool heat.  The renewable energy systems in place will result in a 30-40% reduction in energy use at the property.  Additional green building strategies were also implemented at Copeland Creek including (i) hot water recirculation lines that constantly circulate hot water without delays, saving an estimated 500,000 gallons of water each year at a 180 unit property, (ii) energy efficient appliances, including washers and dryers that save 50% or more on energy, water, and sewer costs, (iii) energy efficient exterior lighting, and (iv) drip irrigation and low-water consumption landscaping.

The Reliant Group works closely with Rainbow Housing Assistance Corporation, the General Partner, to provide a diverse and extensive set of resident services programs specifically designed to enhance the lives of the senior residents of Copeland Creek.

The property is currently 99% occupied with a waiting list and operated ahead of the acquisition proforma.
